Meeting Services:
- Attend all board meetings
- Draft notices and agendas for board meetings
- Prepare minutes of all board/annual meeting
- Provide analysis of budget variances when requested
- Proved delinquency reports within stated timeframes
Administration Services:
- Efficient collection of association fees
- Prepare late notices and file liens as needed
- Prompt and timely responses to homeowners' concerns and problems
- Mail information to homeowners as required or when requested
- Prepare estoppel letters and condo questionnaires
Accounting:
- Annual budget analysis
- Prepare monthly financial reports
- Collecting monthly association fees, posting to accounts, and depositing to the appropriate bank accounts
- Ensure the community is run within budget
- Review and payment of invoices
- Maintain the bank accounts for the association
- File the proper tax forms and assist accountants each year
Maintenance:
- Regular inspection of the property
- At least one member of our maintenance team at each location is pool operator certified
- Most repairs completed "in-house"
- Daily inspections of the common areas
